Current WIBOR rates and the cost of a mortgage
In July 2026, WIBOR rates, which form the basis for pricing most mortgages in Poland, remain at a relatively low level: WIBOR 1M is 3.71%, 3M – 3.83%, and 6M – 3.88% (source: GPW Benchmark). This means that interest rates on loans based on these indices are currently favorable for borrowers. However, the amount of the installment depends not only on WIBOR, but also on the bank’s margin and individual creditworthiness. Before making a decision, it’s worth checking current bank offers and the simulations available on the websites of institutions such as KNF or BIK.
Government programs supporting the purchase of an apartment
Currently available government programs, such as “Bezpieczny Kredyt 2%” (Safe Loan 2%), can significantly reduce the cost of financing the purchase of a first apartment. To take advantage of the preferential terms, you must meet the income and age criteria set out in the act. Detailed information on the program’s terms and availability can be found on gov.pl and in the legal act database ISAP. In the Końskie and Skarżysko-Kamienna region, many new developments qualify for this support, making them even more attractive to young buyers.
Creditworthiness analysis and local market data
Creditworthiness depends on income, BIK credit history and the amount of your own contribution. At current WIBOR rates (3.71-3.88%) and bank margins, the installment for a loan on an apartment priced at around PLN 300,000 can be lower than the average rent in the region. It’s worth using the calculators provided by BIK or KNF to estimate your own options. Local real estate agencies in Końskie and Skarżysko-Kamienna confirm stable demand for apartments up to 60 m², which translates into good liquidity in both the secondary and primary markets.
